Technical management
We take care of the technical condition of your building with regular maintenance, inspections and ongoing supervision. We ensure compliance with safety regulations and technical standards and advise you on the condition of the building.
We carry out regular inspections, arrange repairs and handle technical issues reported by tenants.
We coordinate external contractors, organise tenders for new suppliers and look after common areas. Meter readings and the technical side of service-charge billing are handled accurately and on time. For major repairs and renovations we run tenders for contractors.
Administrative and tenant management
We find and carefully vet new tenants and carry out a formal flat handover at the start of the lease.
We prepare lease agreements and all related documentation throughout the tenancy, and review and update them when needed.
We collect rent, monitor payments and handle rent increases. We communicate with tenants about their requests, provide the documents they need, and regularly check flats and tenants during the lease.
We handle the annual service-charge settlement and set the advance payments. We keep tenant records, deal with non-paying tenants and communicate with authorities and other institutions.
Financial management
We record income and expenses, check bank statements and keep the building’s finances in clear order.
We prepare the documents for your tax return, pay supplier invoices and send regular financial reports, so you always have an overview of how your property is performing.
